Open Market Valuations

Undertaken for a wide variety of purposes e.g. secured lending and tax planning purposes. These are also important if you are considering buying a property without a mortgage and need re-assurance that the price that you are paying fairly reflects the open market value. These comprise a brief report which is undertaken in accordance with the RICS Appraisal and Valuation Manual (Red Book).

Rent Reviews/Lease Renewals

Although the length of most commercial leases has reduced significantly in recent years in response to a changing marketplace, there will be  a need for landlord and tenant to enter into negotiations to determine the open market rent that should be payable on rent review or lease renewal. We will study the lease and consider the history of the letting to determine the rent that should be paid, having regard to these factors and the prevailing market conditions.
